Home Information Packs (HIPs)

A Home Information Pack (HIP) is the name given to a pack of information that all home owners are required to have before placing their property on the market.

From 6th April 2009 the documents required to be in a HIP are:

  • Index listing contents of the HIP (and noting if any required documents are missing – or stating that they are all present).
  • PIQ (Property Information Questionnaire) – this is completed by the seller
  • EPC (Energy Performance Certificate)
  • Statement of sale – summarises terms of sale (usually from the estate agent)
  • Title documents
  • Copy of lease (where applicable)
  • Standard searches

A HIP is needed by anyone marketing a property for sale. It is a legal requirement and must be made available to potential buyers.
